As soon as you receive your statement of charges, if you have any questions, you can either send your request to the financial service via the email address financierlocataire@maisonliegeoise.be, or fill out the dispute/request form(s) directly via our website using this link. A reimbursement form is attached to your statement of charges. This should be returned to us only if the bank account number does not appear in your statement of charges or if your bank account number is incorrect. By returning this completed and signed form (by email, mail, or via our online reimbursement form) with the correct bank account number, you will receive your reimbursement as soon as possible.

If you are eligible for the property tax reduction and haven't received the letter, please contact us to analyze the situation together. If necessary, we will file a complaint with the Walloon Region.

If you are eligible for the property tax reduction, you will receive a letter in December indicating the amount of the reduction granted by the Walloon Region for the current year.

Various conditions must be met on January 1st of the year to obtain the reduction: Being recognized as a "disabled person" (disability of at least 66% recognized before the age of 65) or a "war disabled person" (disability of at least 100%). The occupant's household must include at least two living children or a disabled person (disability of at least 66%) or another dependent of the household who is part of their family or the family of their spouse, legal or de facto cohabitant. The amount of the reduction granted cannot be higher than the amount of the property tax on the housing.

La Maison Liégeoise sends the list of tenants eligible for property tax reductions to the Walloon Region. The Walloon Region examines this information and informs us whether a reduction will be granted to you or not.

Property tax is a regional tax on real estate. The property tax rate for the benefit of the Walloon Region is 0.8% of the indexed cadastral income of your housing. Additional cents established by municipalities and provinces are then added.

A direct debit allows you to save time by automating your rent payment each month, without having to make a manual transfer. In case of rent revision and/or charge provisions, the amount to be debited is automatically updated, without requiring your intervention.

When you set up a direct debit, you authorize the Maison Liégeoise to automatically debit your account for the payment of your rent. When you set up a standing order, you instruct your bank to automatically debit your account for the payment of a fixed amount at regular intervals for your rent to the Maison Liégeoise. You must adjust your standing order accordingly.

The social tariff for gas is applicable if you are in a building with collective heating. For your individual meters (water, gas, and electricity), you must carry out the procedures yourself with your energy supplier. The electricity for common areas does not qualify for the social tariff, as it is only applicable to your individual consumption.

The rejection letter for structured communication is sent when your payment was not automatically allocated due to a problem with the structured communication. Your payment had to be manually allocated by our services based on the information found. You are reminded to correctly include your structured communication to avoid errors (your payment may be incorrectly allocated or even credited to another tenant's account). Sometimes, you may receive a letter after paying by card at the counter of La Maison Liégeoise. In this case, please disregard it.

The provisions for charges are adjusted each year based on the last known annual charge statement for your accommodation (for example: in 2023, your advances are calculated in your rent based on the 2021 charge statement). Additionally, an indexation is generally applied, based on the evolution of the cost of living and our future public markets. These provisions are an advance on your charges and are included in your rent. If the advanced amount is higher than the statement, you will be refunded the difference. However, if the advanced amount is insufficient, you will have to pay the remaining balance. In case of debt, the amount to be refunded to you will be automatically deducted from it.

The provisions for common charges are fixed for all accommodations in a building and therefore cannot be modified. If you pay provisions for charges for individual consumptions (heating, cold water, hot water), and you do not have a contract in your name, you can request a revision of your monthly provisions for charges. This request will be granted or not, after examination of your consumptions.

To ensure that your payment is correctly attributed to your tenant account, do not forget to include your structured communication, making sure to always include your tenant number in your bank communication, followed by the other required digits depending on what you are paying (rent, bill, charges, etc.). It is important not to add any additional information to the bank communication (nothing before or after). If you do not provide this information correctly, the payment will be considered non-nominative and you will receive a payment reminder.

Common charges correspond to the costs related to the maintenance and use of the common areas of your building. More info?

The annual charge statement is generally sent at the end of May or beginning of June, after the receipt and analysis of all invoices and costs related to your building, and after the approval of the Tenant Advisory Committee and the Board of Directors. In exceptional situations, it may be sent later.
